Underground Water Leak Detection in the Greater Seattle Area

Underground leaks are difficult because the evidence rarely lines up with the cause. Water travels along the path of least resistance - usually following the trench, the rocky base under your driveway, or the foundation footing - so the wet spot you see might be 30 feet from the actual break in the line. Guessing wrong means a 40-foot trench instead of a one-foot repair.

Our locate process is built around getting that distance to zero. We first isolate and pressurize the suspect line, then use ground-microphone acoustic sensors to listen for the specific frequency a pressurized leak makes underground. Underground water pipe leaks are located primarily through acoustics; we typically also use a safe nitrogen/hydrogen tracer-gas blend as additional confirmation of the leak location. The result is a marked spot (typically within a foot) and a written summary included with your invoice that your plumber or excavator can act on.

Most calls we get start with one of three things: a water bill that doubled with no change in usage, a water meter that keeps spinning when every fixture in the house is off, or unusual wet or soggy spots in the yard. Lower water pressure throughout the home, unexplained water rushing sounds, and heaving or cracking in paved surfaces are also strong signals.

The traditional approach to an underground leak is to dig extensively along the line looking for the break, or replace the entire line (very costly). On a typical Seattle-area lot, that means cutting through lawn, driveway concrete, pavers, or mature landscaping - and the restoration bill often dwarfs the actual plumbing repair. Even a partial line replacement can run into five figures once hardscape is involved.
