Irrigation Leak Detection in the Greater Seattle Area
Locate leaks in sprinkler systems and irrigation lines without tearing up the landscape.
A leaking irrigation system can run for weeks before anyone notices, especially during the wetter months - but the high water bill or other signs of a leak always show up eventually. Simply Leak Detection locates irrigation leaks across the Greater Seattle Area without disturbing your landscaping, so the repair is targeted instead of speculative.

Common irrigation leak symptoms
A meter that keeps moving when the system is supposed to be off, a single zone that has low pressure at the heads, areas that are always wet, and/or unexplained spikes on the water bill during (or even after) irrigation season are the usual signals.
Mainline leaks between the backflow and the valves are especially expensive because they run any time the system is pressurized - not just when a zone is on.
How we locate irrigation leaks
We survey the zones throughout the system and isolate the suspect line. Failing zone valves that don't close all the way are flagged. The suspect line is pressurized and the leak is located through acoustics, and we typically also confirm the location with tracer gas. Once the leak is pinpointed, we mark the spot - usually within a foot - so your irrigation contractor can dig only where they need to.
Where the line route itself is unknown, we map it first with electromagnetic locating or acoustics, so we're not chasing pipe before we chase leaks.
Protecting your landscape
The reason to call a locate specialist for an irrigation leak is the same reason you call us for any underground leak: the cost of finding it the hard way (cutting trenches across an established lawn or planting beds) usually dwarfs the cost of the repair itself. A precision locate keeps the work surgical.
- ◆Mainline leaks between backflow and zone valve manifolds
- ◆Lateral leaks on individual zones
- ◆Failed valves leaking back through the system
- ◆Damaged poly or PVC lines from settling or root pressure
- Map and confirm the line route
- Isolate and pressurize the suspect line
- Pinpoint leaks acoustically, with tracer gas for confirmation when needed
- Mark location and provide written findings for the irrigation contractor
Irrigation lines are often plastic, often shallow, and almost always under turf or planting - meaning the locate has to be right the first time. Since 2010 we've located thousands of irrigation leaks across the Greater Seattle Area for homeowners, landscape contractors, and HOAs.
